This project is located approximately 8km from the Brisbane CBD. The proposal involves a reconfiguration of existing lots (4 Lots into 2 lots) and 29 contemporary townhouses. Of the 29 townhouse there are 8 different types; all are two storey and facilitate 3 or 4 bedrooms.
Residential - 26 Town House Development
Our clients design direction for this site was to create townhouses with a traditional aesthetic that were able to be clearly identified as individual residences. The result was 26, 2 storey, 4 bedroom townhouses with spacious yards and private parking. A large fig tree on the site was retained which enhances the developments community space and contributes to the sites generous space.
Multi-residential - LMR Unit Development
Designed over 3 lots, this development of 20 units was designed to appear as 4 townhouses reducing the appearance of a large scale development and impact on the site. The proposal utilises traditional character materials and detailing allowing it to seamlessly fit in with the local building vernacular. The project is currently in council awaiting approval.
Multi-residential - Medium Rise Development
Designed over 7 stories this multi residential development includes 2 levels of basement parking and a roof top deck. The development transitions from taller development to the north down to the 5 storey developments to the south. The proposal has been approved by Brisbane City Council.
Multi-residential - Medium Rise Development
This 5 storey development was designed in a medium density zone amongst other developments of a similar scale. The proposal reflected Brisbane City Council’s ‘Buildings That Breathe’ document with ventilation, shading, and façade landscaping being incorporated into the design. The project has been approved in council.
Commercial - 10 Storey Office Building
Working in collaboration with an overseas architect for an overseas client AAD was able to deliver this commercial project. AAD helped manipulate the design to meet local council and construction codes to complete the Development Application.
Multi Residential - Subdivision, Units, Queenslander Renovation
This project involves the subdivision of the existing site; relocation, raising, and renovation of the existing Queenslander, and design of a three storey, four unit complex to the rear of the site. AAD’s town planners, architects have been involved in the delivery of this project from initial feasibility advice, through to the resolution of designs and development applications.
Multi Residential - 7 Townhouses
Our clients’ brief was achieve 7 townhouses on a small development lot in Coopers Plains. Through considered design we were able to meet this brief and accommodate 4 bedrooms in each townhouse with generous indoor and outdoor living spaces.
Multi-residential - Town House Development
This 8 townhouse development is staged to include the reconfiguration of two existing lots into one and the relocation and renovation of an existing dwelling. The 8 proposed townhouses all have 2 or 3 bedrooms and double car garages.
Multi-residential - Five Townhouse Development (Broomfield St)
This development will contain 5 three and four bedroom townhouses. The building will be suspended above natural ground level to overcome significant overland flow, topographical and drainage issues, and landscaped to complement its leafy surroundings. These light and airy townhouses are currently under construction.
Multi-residential - 62 Townhouse Development (Ropley Road)
AAD Design was commissioned to take over this project, which had stalled during the planning stage. After extensive redesign of the facades, resolution of issues related to flooding, overland flow, drainage, bushfire, and ecological issues, and negotiations with council, AAD was able to re-lodge a planning application. Situated on a greenfield site, the development will provide access to adjacent parkland and maximise views to surrounding bushland, park and dedicated environmental area. Approval for this project, comprising 62 three or four bedroom townhouses, gymnasium, swimming pool, and landscaped private and communal open space, is expected shortly
Multi Residential - Town House Development
Designed on a narrow complex site, this 4 townhouse proposal had to deal site constraints such as lot size, overland flow, and subsurface infrastructure. Through intricate design process together with the client we have been able to achieve a resolution that has met the clients yield expectations.
